Willamette Neighborhood Housing Services occasionally
develops new, single family homes for first-time homebuyers.
To receive down payment assistance and other subsidy or loans
to help purchase one of these homes, you can earn no more
than 80% of the Benton County median income for your household
size (see eligibility chart).
These subsidies and loans also require the purchaser to be
a first-time homebuyer, and attend and graduate from a Homebuyer
Education Class. To qualify as a first-time homebuyer,
you cannot have held title to real property in the past three
years. This does not include owning a manufactured home located
in a park. You must pre-qualify for conventional mortgage
financing. Special financing programs are offered through
area lenders.
Good Neighbor Homes
Thirteen single-family homes were recently developed and sold
in the RiverGreen subdivision in southeast Corvallis near
Willamette Park. These are energy efficient, Craftsman-style
homes with large, old-fashioned porches. All are approximately
1,200 square feet, with 3 bedrooms and 1-2 bathrooms. They
have modern appliances and fully landscaped front yards.
Because this project included secondary loans based on self-help
funds, purchasers were required to put in 200 hours of "sweat
equity" toward the construction of their home. No special
skills were required and activities included site clean-up,
fence building, deck building, landscaping, volunteer coordination,
and other activities, based on their skills and abilities
as well as project need.
